We first met when you gave a development workshop to our 20 Group 3 meeting here on our campground a couple of years ago. We liked what we heard, retained your firm, and began looking at our goals, potential of our existing campground operations and available land for expansion. While working with you, we developed a multi-year vision for our business expansion and upgrades that tied to a phased land plan for development of new sites and for the reconfiguration of many existing sites. This will allow us to build our transient/overnight business while maintaining our seasonal business in a more efficient clustering of different categories of guests. Your overall knowledge of the RV campground industry is certainly apparent and your background in the construction and engineering aspects of a campground have kept our local engineers on track as far as phasing, capital expenditures and approval priorities are concerned.

Within hours of our being together and talking, you began to describe some options that we had not considered and confirmed some of the thoughts we had. Our RV Park opened late last year on Interstate 20 east of Dallas and the development process was certainly made easier with your involvement. We first had you complete a feasibility study that included a site layout, preliminary building plans, estimated construction costs and operating income/expense projections. All of the information which RDBA provided not only guided us along the path of campground development, but also became the basis of our decision to enter into the campground business with the confidence that we could not only build the facility, but also operate our park as well. The construction drawings that you provided allowed us to focus on the sub-contractors pricing and performance, knowing that the layout and planning was workable and well thought out by someone who was experienced in campground design and operations. Most architects, engineers and contractors apparently have neither been involved with campground layout or construction nor know nothing at all about the business.

In January of 2005 I purchased some acreage with the purpose of building a new
modern RV Resort Park. I contracted with Ron D. Beard and Associates to
perform the initial development assessment, income/expense spreadsheet analysis and
masterplan layout. Ron completed all contracts as agreed upon in a professional
manner.
I had been researching RV parks for several years and with my background in
construction was confident I had enough information to build one from scratch.
However, Ron's analysis provided me with some important information and insight that I
would never have thought of. Ron developed a comprehensive plan for construction of
a new facility incorporating my vision that fits within proven models. It is clear now that I
would have made critical mistakes without using his expertise.

In particular, Ron Beard is very skillful in producing site plans using AutoCAD. Most
architects work in this format and can easily produce home and building plans, however
few regularly produce layouts covering several acres with multiple roads and buildings.
My experience has been that Ron is your best bet to efficiently produce a large scale
layout of this type. I strongly recommend that anyone planning on building an RV Park,
even with prior RV or construction experience, utilize Ron Beard for at least a basic site
evaluation and draft masterplan.

I just wanted to say thanks for spending the day with us at the Hill Country RV Park and
coming up with some ideas on ways to improve the park both aesthetically and financially.
Being relatively new to the business, I soon found out how much I have to learn!
You provided numerous great ideas to us, many of which we will implement right away. I was
especially appreciative of the ideas to improve the income at the park and you helped me confirm

Paradise Cove Marina & Yacht Clubs, L.L.C. hired Ron Beard to consult with us on the development of our unique waterfront acreage on Lake Travis, Austin, Texas.
